At Sin City Pits, we don’t just breed dogs we protect a legacy.And that means we don’t hand out breeding rights to just anyone. In fact, 90% of our litters are sold strictly as companions unless there’s a proven reason to extend co-ownership or full rights. It’s not personal it’s purposeful. Here’s why.

Every dog we produce carries more than a name they carry a
refined American Terrier bloodline
that’s been built with intention. Because of that, we don’t sell full breeding rights with every puppy only select pups, typically first, second, or third picks. It’s not about just exclusivity it’s about proper breeding ethics.
Placing registration papers in the wrong hands can lead to long-term consequences. Even a top-tier dog, if bred irresponsibly, can produce inconsistency or health issues.
One mismatched pairing, one rushed breeding, or one buyer chasing hype over health can jeopardize our reputation behind the program and the breed as a whole. That’s a risk we refuse to take.
β Why Most Buyers Are Denied Full Breeding Rights
It’s not about denying people it’s about making sure the right people are set up to succeed. We evaluate every potential breeding home carefully. We want to know: Do they have a clear vision? Are their intentions in the right place? What are their goals and how do they plan to treat the dogs that represent our program?
We don’t expect everyone to come in as an expert. In fact, we welcome newcomers who are willing to learn. We’re happy to teach, guide, and mentor but we need to see that someone is serious, committed, and aligned with the standards we stand for.
We’re not looking for perfection we’re looking for integrity, effort, and alignment, we can help with all of that through the knowledge and experience we’ve built over the last decade plus. If someone shows real commitment to doing right by the dogs, and us, staying open to guidance, and upholding high standards they’ll always have our support for life.
This isn’t just about being exclusive it’s about breeding with purpose, integrity, and long-term vision. We don’t want our dogs used as breeding stock for hype litters, stuck in kennels, or passed between hands with no accountability after they are done using them for what they wanted or be put down. We want them to live as dogs first — companions, family, and purpose-driven representations of what we’ve built long after they are done being bred and are retired. Our dogs are family before they’re anything else and we expect that same standard from anyone who represents our bloodline.
We look at more than just breeding interest. We ask:
- Will the dog live in a healthy, clean, loving household — or will it be kenneled just to produce income?
- Will the dog be bred with purpose — or paired with anything just to make a name?
- Will they protect the lineage — or switch breed types or registries to chase hype?
Here’s when we won’t approve a pup sale or breeding rights:

We care deeply about our dogs’ quality of life before anything, not just during their prime, but for years to come. We’d rather keep dogs with loving families and never be bred than see them misused or under-loved in the wrong hands.

These are the non-negotiables we expect before approving full breeding rights:
β A clear understanding of genetics, structure, temperament, and responsible pairings
β A genuine willingness to learn if you’re new — we don’t mind teaching, but effort matters
β Agreement to UKC DNA profile and Wisdom Panel health test every litter or every individual dog selected for breeding
β Commitment to ethical breeding practices, including appropriate timing, spacing, and home screenings
β Respect for our program and our dogs — this includes transparency, communication, and proper representation of our bloodline
In many cases especially with cornerstone dogs with strong future potential we may keep first pick in-house or offer a co-ownership to help extend our program for future generations. This isn’t about control it’s about preserving consistency, protecting vision, and maintaining the ability to build forward with dogs that meet our program’s standards. Not only has this strategy worked since day one, but it also helps others grow with the same foundation and clarity.

Our mentorship is — and always will be — 100% free.
We don’t believe in charging people to do what’s right for the breed. Our guidance comes from over a decade of real world, hands on experience. That’s 30+ litters and over 300 structured, DNA backed productions. These aren’t theories. These are results built through every challenge, every lesson, and every success along the way.
Unfortunately, some breeders out there labeled as “OGs” yes have been around longer but haven’t produced anywhere near the level of consistency we have and many of them charge thousands for mentorships despite never building a stable program, producing generations of excellence, or ever maintaining a clear breed standard. Some have even stepped away for years and resurfaced out of the blue to chase hype selling outdated dogs and clout from a time when there were fewer breeders, which is why their names at times pop up more often in searches, giving the illusion of a elite status.
The same goes for social media. Just because a kennel has a big following doesn’t make them reputable. Followers, likes, and comments can be bought these days., but results, those have to be earned! So don’t be fooled by this or the hype. Do your homework. Ask breeders hard questions. The truth becomes obvious when a breeder’s transparency, consistency, and productions speak louder than their marketing tactics.
At Sin City Pits, we mentor because we never had anyone mentoring us. We had to figure everything out the hard way through trial and error, losing time, money, and even dogs through failed partnerships along the way. These are things most people will never see or hear about unless they’ve spoken to us directly and even if you have heard something negative, you’ve likely only heard one side not our side backed by documents, receipts, and the full truth. That’s why it’s always wise to ask both sides before forming an opinion. First impressions aren’t always the full story and that’s exactly why we give back freely. If we can help someone else avoid the setbacks we faced, that’s a win for the dogs and for the future of the breed.

𧬠We Didn’t Start Out This Way — But Experience Changed Everything
When we first started, we spent years researching what other breeders were doing right and wrong but without real-world experience or a mentor, we were still just getting our footing. We didn’t yet know how to appropriately select which puppies should carry the torch for future generations. So, like many new breeders, we offered full papers across the board because we thought that was the norm.
But as our program evolved, so did our understanding. We began to see that not every dog, even from a strong pairing, needed to reproduce. And more importantly, not every buyer needed to pay top dollar for a papered pup if they had no plans to breed — especially families looking for lifelong companions.
That’s when we introduced a new approach: pet pricing for families who wanted the look, quality, and temperament of our dogs — without the added cost of full breeding rights. It was never about the dogs being less in quality. In fact, many of our pet homes have some of the most stunning pups we’ve ever produced. But we realized that for families who had no intention of breeding, paperwork wasn’t necessary it would just sit in a drawer unused. That’s exactly why we offer this option. It sets us apart from other breeders and proves this isn’t about money it’s about producing elite dogs more accessible to the right homes for the right reasons. But if a pet home wants to choose a specific puppy, color, or have priority in selection, that’s when things change. Your place in the “pick order” determines when you choose your pup:
- 1st Pick: First to select from all available puppies of your preferred sex
- 2nd Pick: Chooses after 1st pick
- 3rd Pick: Chooses after 1st and 2nd, and so on
- Picks are made at 8 weeks of age. If you're wanting a particular color pup or you’re set on a particular puppy in a specific litter just born you’ll need to reserve 1st pick position regardless of whether you’re a breeding or pet home otherwise you have a less chance getting that specific puppy if you are in a lower pick spot. Pricing follows by pick order, with 1st pick carrying the highest value, and each position after that slightly decreasing.
This decision also allowed us to serve both ends of the spectrum: families could access high-level quality at a more affordable price, and breeders could gain exclusive access to papered dogs from tightly managed, selectively paired litters built for proper growth and ethical program development.
This realization didn’t come from mistakes it came from growth, reflection, and a commitment to serve both our dogs and our clients better.
Today, we only offer full breeding rights on select pups typically first, second, or third pick, and only to buyers who are aligned with our standards. If a lower pick shows long-term potential, we will consider paperwork or sometimes retain co-ownership with a family and move forward under clearly structured contracts that protect both the dog and our program.
These agreements aren’t about ego. They’re about ensuring our dogs are bred with intention, health, and the future in mind not for hype or quick profit. Whether it’s semen collection protocols, housing standards, or future litter plans, everything is thoughtfully built to preserve consistency, ethics, and vision for the this breeds future.
Bottom line? We didn’t start this way — but our experience taught us the value of protecting what we’ve built. Not every buyer is meant to be a breeder. And not every pup, no matter how impressive they look as babies, is meant to carry a legacy without a plan.
π No Papers? Doesn’t Mean Lower Quality — Here’s the Truth
In the dog world, there’s a common misconception: if a pup doesn’t come with registration papers or breeding rights, it must be lesser quality. At Sin City Pits, we’ve spent over a decade proving that myth dead wrong.
Our program was built on structure, temperament, and consistency not hype, not paperwork. Every pup we produce is held to the same standard, whether it goes to a breeder, a pet home, or anywhere in between. The difference isn’t in the quality of the dog, it’s in the purpose of the home.
Some breeders use papers as a pricing tool inflating costs just because registration is included. We don’t believe in that. We believe papers are a responsibility, not a marketing hook. That’s why we only release them when there’s a clear plan and purpose behind them. If a family isn’t planning to breed, why pay for something they’ll never use?
We’ve seen firsthand how families light up when they bring home one of our pups not for papers, but for the dog itself. In fact, some of the most breathtaking dogs we’ve ever produced the ones people stop in public to admire — live in companion homes without breeding rights. Their value isn’t in a certificate. It’s in their presence, their temperament, their structure, and the love they bring to their people.
